The Place at Haddonfield, a new affordable housing community, built by CIS will feature 20 units in downtown Haddonfield.
On Nov. 2, Community Investment Strategies (CIS) and the Borough of Haddonfield held a groundbreaking ceremony in Haddonfield, New Jersey, to celebrate the construction of The Place at Haddonfield. The new townhomes are located behind Borough Hall and are expected to take 15 months to complete.
The place at Haddonfield, built by CIS, is a brand new affordable housing community consisting of 20 units, with two newly constructed three-story townhomes with four one-bedroom, ten two-bedroom and six three bedroom apartment homes, each with private entrances.
"It's been a pleasure to work with the mayor and the Haddonfield administration who were completely aligned in our goals and approach to building this project," said CEO of CIS, Christiana Foglio. "Although this isn't a large project, it's impact will be tremendous."
The $4.7 million project has been envisioned for over 15 years and will be the first affordable housing for families in the town. The funding is exclusively from the state of New Jersey from the Department of Community Affairs (DCA), which offers a wide range of programs and services, including local government management and finance, affordable housing production, community planning and development, etc.
The delays over the years were attributed to a reduced unit size, parking, tree removal, concerns over population density, and the town's historic preservation.
"It's critically important for people to have the ability to achieve housing in a community like ours," said Mayor Colleen Bianco Bezich.
The development will serve households earning 60% of Area Median Income ("AMI") or less. At least half of the units will be available to households earning 50% of AMI or less, and at least 13% will be reserved for households earning 30% of AMI. At the current AMI for Camden County, eligible incomes may include $68,640 or below.
The Place at Haddonfield features a classically designed building exterior and a 100% smoke-free community. The development is within walking distance from shops and entertainment in downtown Haddonfield and is minutes from Rte. 295, Rte. 70 and the New Jersey Turnpike.
"To build in a downtown site where people who normally are limited in choice because of the ability to pay rent would never get the opportunity to live in this location, this community, have access to close transit," said Foglio. "And we are so excited by being a part of providing this opportunity."
The development includes single-story and two-story layout Energy Star certified apartments and 24/7 emergency maintenance. The kitchen features a dishwasher, refrigerator, range, high-efficiency central heating, and air conditioning.
"We cant wait to welcome the 20 individuals or families who are going to be a part of the fabric of Haddonfield." said Bezich.
