We are looking for a professional Property Manager to manage our BRAND NEW AND LUXURIOUS MARVELAND CRESCENT affordable housing located in Mount Olive Township , NJ .

Property Manager Responsibilities:

The Property Manager is responsible for planning, controlling, and directing the day to day operation and for maintaining effective and harmonious resident relations. The Property Manager will work to meet the financial objectives of the ownership and management, protect the value and integrity of the property, and to be responsive to all applicable government agency standards and requirements.

  • Prepare and present the property’s annual budget for approval to senior management, and the implementation of and adherence to the approved budget and occupancy goals.
  • Prepare and submit the monthly budget variance report.
  • Responsible for the accurate and timely establishment of rent amounts as approved by senior management, the timely collection and deposit of all rental and other payments due from residents, and the taking of corrective and/or legal action as required to obtain collection.
  • Coordinate the preparation and submission of the monthly rental vouchers to HUD.
  • Review of the properties’ re-certification process for completeness, accuracy, and timeliness, and maintains accurate records in compliance with all governing agencies.
  • Ensure properties are maintained according to company policy and are as safe and secure as possible.
  • Implement all maintenance policies, plans, and procedures, such as work order systems, purchase order systems, preventive maintenance system, inventory control, and turnover process.
  • Approves all rental applications, insuring strict compliance to property and government agency and program standards.
  • Performs personnel training, conducts annual performance reviews, and recommends salary adjustments.
  • Responsible for compliance with Affirmative Fair Housing regulations and Equal Opportunity/Affirmative Action policies, including federal, state, and local governing agency requirements.


The successful candidate will have the following attributes to perform the essential functions of this position:

  • Minimum 3 -5 years´ experience of multi-family property management, a substantial portion of which will have been within Affordable Housing programs such as LIHTC and Sec 8.
  • Annual certification experience.
  • COS (Certified Occupancy Specialist) and LIHTC certifications are required.
  • Supervisory experience of personnel and maintenance staff.
  • Yardi software experience a strong plus.
  • Proficiency with Microsoft Office Suite, particularly Word, Excel and Outlook.
  • Bilingual English and Spanish is preferred.

Required experience:

  • Property Management, LIHTC, Section 8, Yardi Software or equivalent

Compensation: $35,000/year

Benefits: Medical, Dental, 120 hours PTO first year and 12 Paid Holidays – Eligibility after 90 days of employment.

Recruiting to fill Full-time Maintenance Technician needed for multi-family community in Atlantic City, New Jersey.
This is a position for someone to live On-Site! Are you a customer service focused Maintenance Technician. If so, CIS Management would like to speak to you. We are looking for a multi-tasker who is self-motivated and organized to perform daily work orders.

Job Responsibilities

  • Prepare and present the property’s annual budget for approval to senior management, and the implementation of and adherence to the approved budget and occupancy goals.
  • Performing plumbing, electrical, appliance, and mechanical maintenance for a senior and assisted living communities.
  • Fulfill work orders in maintaining the exterior and all common areas of the property. (Lighting, walkways, fitness centers, storage units, parking, landscape & irrigation, etc.
  • Preparing units for move-in, including but not limited to, punch-out, painting, cleaning, and any other necessary work.
  • Must be willing to live On-Site 100% of the time to address after hours calls. Compensation includes an hourly rate and a 1 bedroom. apt. (senior) and 1 or 2 bedroom (family).


The successful candidate will have the following attributes to perform the essential functions of this position:

  • Demonstrated knowledge of basic maintenance and repair skills, including the use of hand tools and other necessary equipment.
  • Ability to work independently and a willingness to learn.
  • Superb customer service orientation and effective oral skills, along with a positive and professional attitude.
  • Ability to read, write and speak English sufficiently to process and discuss work orders correctly.
  • Ability to use a mop, broom, vacuum cleaner, step ladder, snow blower and leaf blower.
  • Must be able to stand for long periods of time (8 hours or more per day) to perform the following physical activities: bending, climbing step ladders, lifting, carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling, climbing stairs; stooping and squat kneel.
  • Bilingual/Spanish a plus.

We are seeking reliable, highly organized, attention to detail, courteous, friendly, hardworking professionals to join our maintenance team in Freehold, NJ.

Duties include but are not limited to:

  • Cleaning grounds of trash and other debris
  • General Cleaning of all common areas including bathrooms, office and lobby area
  • Dusting including stairwells, windowsills, baseboards, furniture and light fixtures
  • Floor Care: vacuum carpet, sweep, and mop hard surfaces
  • Empty and clean trash containers
  • Spot clean and touch up common area walls
  • Replacing bulbs
  • Clean all glass interior and exterior
  • Fill all paper, soap and hand sanitizer dispensers
  • Maintain Janitor Closet and manage cleaning supply stock
  • Assist building superintendent with other assignments as needed
  • Assist in apartment turnovers
  • All other job duties as assigned.


  • High School Diploma with some experience in the janitorial industry a plus
  • Must have reliable transportation
  • Must be able to communicate in English; Spanish a plus
  • Must be able to follow directions and adjust as needed
  • Eager to learn and take on additional responsibility
  • Must be able to sit, stand, reach, bend and stoop for extended periods of time
  • Must be able to work in inclement weather
  • May be required to lift up to 50 lbs.
  • Previous cleaning experience is highly preferred
